Welcome to Build Space Innovations. These Terms and Conditions outline our working process for delivering modern, comfortable, and energy-efficient living spaces across Cambridge, Ely, Peterborough, Newmarket, and the surrounding areas.
Initial Estimates
Our process begins when you call us to arrange a site survey so we can understand exactly what you want. During this step, we will explain the entire process to you and provide an initial estimated cost for your project.
Architectural Design
To move forward, we require an architect to draft your designs. The architect will charge a separate fee for designing this for you. We cannot provide a final price until the architect has visited the property and the designs are completed.
Project Planning
Once the architectural designs are finished, you must forward them to us. If you are happy with the finalised price, we will start planning your project, which includes organising party wall agreements, materials, and scaffolding.
Our Working Process & Agreements
Build Space Innovations specialises in building innovative living spaces designed to be future-proof and energy-efficient. The following terms outline our operational process:
1. Initial Survey and Estimates
When you enquire with us, we will arrange a site survey to discuss what you are turning your space into, whether that is a bedroom, bathroom, office, or en-suite. We are happy to work on a variety of properties, including mid-terrace, semi-detached, and detached homes. During this initial stage, we will outline our process and provide an estimated cost.
2. Architectural Planning
To progress to a formal quote, an architect must be brought in to design the space. Please note that the architect will charge you a fee directly for designing this. We cannot issue a final, fixed price until the architect comes to the property and you have decided exactly what you want. Once the plans are drawn, you must forward them to us.
3. Project Preparation
Once we have received the plans and you confirm you are happy with the price, we will begin the formal planning of your project. At this stage, we will organise the necessary party wall agreements, source materials, and arrange the scaffolding.
4. Our Commitment
We believe it is highly important to physically meet one another so you can get to know us as real people before the build starts. Alongside our loft conversions, we also offer integrated roofing and solar packages to help make your home more energy-efficient.
5. Payment Terms & Deposits
Once a final quote is agreed upon, a non-refundable deposit will be required to secure your booking and schedule the works. The remaining balance will be payable in structured milestone payments as the project progresses, which will be detailed in your formal contract. Final payment is due upon practical completion of the work.
6. Scope of Work & Variations
The total price quoted is based strictly on the finalised architectural plans. If you request changes to the design or materials once the build has commenced, or if unforeseen structural issues are discovered (e.g., hidden water damage or rot), these will be treated as "variations." All variations will be quoted separately and must be approved by you in writing before additional work begins.
7. Client Responsibilities
You are responsible for ensuring that all necessary planning permissions, building control approvals, and Party Wall Agreements are legally secured prior to the commencement of work. You must also provide our team with clear access to the site, as well as access to basic utilities such as water and electricity for the duration of the project.
8. Timelines & Delays
While we strive to complete all projects within the estimated timeframes, construction is subject to variables outside of our control. We cannot be held liable for delays caused by severe adverse weather conditions, unpreventable material shortages, or delays in third-party planning approvals.
9. Warranties & Guarantees
We take pride in our workmanship. Upon receipt of your final payment, we will issue a guarantee for the structural work completed. Specific warranty periods for roofing, solar packages, and fixtures will be provided in your handover documentation.
10. Cancellation Rights
In accordance with UK consumer law, you have a 14-day "cooling-off" period from the date of signing the contract to cancel the agreement without penalty, provided work has not already commenced at your explicit request during this period.
